I am an independent mortgage broker specializing in commercial real estate financing as well as the full range of residential mortgages.
Independent brokers do not represent the lenders and their quotas. They represent the client and work on his behalf. On the residential side of the mortgage business, the lender typically pays the broker a referral fee. This can lead to a perception that the client is getting his mortgage from a favoured lender or a lender with a higher referral fee. The commercial side of the business is more client focused as this is a "fee for service" similar to that of a wealth management professional or a lawyer, accountant etc. As with these professions, a more comprehensive examination of the business, the client and the subject property is required. This infinitely opens up the range of lenders available and therefore the options available to the client to customize the mortgage to his specific clients. The commercial side also allows for more flexibility in that the subject property and its revenue carry more weight in the lenders decision and less weight is given to the individual lender.
